When buying a car, we understand that it will eventually require maintenance. Some parts will
need replacing, certain components will have to be repaired, and new technologies will appear
over time. That is why we look beyond design and technical specifications—we also want to
know how practical and expensive the car will be to own.
Curiously, we tend to think differently about our homes. We see them as finished products that
will remain unchanged after purchase. In reality, every modern residential building is a complex
engineering system.
Over time, water supply and drainage systems, ventilation, climate-control equipment,
stormwater infrastructure, pumps and many other technical components require regular
maintenance. Some systems gradually reach the end of their service life, others need periodic
servicing, while technology itself continues to evolve. Fifteen or twenty years later, homeowners
often decide to modernise individual engineering systems in order to make their homes more
comfortable, more energy-efficient and better suited to contemporary technologies.
At that point, however, the price of new equipment often turns out to be the smallest expense.
Far more costly is the lack of access to the building's engineering systems. When utilities cannot
be reached, walls have to be opened, ceilings dismantled and interior finishes rebuilt simply to
carry out work that should have been routine maintenance.
A residential building is designed to last for decades. A well-conceived project should therefore
take into account not only the needs of its first owners, but also the inevitable changes that will
occur throughout the building's lifetime.
