When Buying an Apartment

When people come to view an apartment, they usually have no more than half an hour to decide
whether it feels like the right home. During that short visit, they assess the layout, ceiling height,
natural light, the view from the windows, the quality of the finishes, the entrance lobby and the
courtyard. For most buyers, these first impressions are enough to make an initial decision.

The problem is that the most important decisions made during the design and construction of a
building are almost impossible to see within those thirty minutes.

We Buy a Home for Decades

When buying a car, we understand that it will eventually require maintenance. Some parts will
need replacing, certain components will have to be repaired, and new technologies will appear
over time. That is why we look beyond design and technical specifications—we also want to
know how practical and expensive the car will be to own.

Curiously, we tend to think differently about our homes. We see them as finished products that
will remain unchanged after purchase. In reality, every modern residential building is a complex
engineering system.

Over time, water supply and drainage systems, ventilation, climate-control equipment,
stormwater infrastructure, pumps and many other technical components require regular
maintenance. Some systems gradually reach the end of their service life, others need periodic
servicing, while technology itself continues to evolve. Fifteen or twenty years later, homeowners
often decide to modernise individual engineering systems in order to make their homes more
comfortable, more energy-efficient and better suited to contemporary technologies.

At that point, however, the price of new equipment often turns out to be the smallest expense.

Far more costly is the lack of access to the building's engineering systems. When utilities cannot
be reached, walls have to be opened, ceilings dismantled and interior finishes rebuilt simply to
carry out work that should have been routine maintenance.

A residential building is designed to last for decades. A well-conceived project should therefore
take into account not only the needs of its first owners, but also the inevitable changes that will
occur throughout the building's lifetime.

The Most Expensive Mistakes Are Hidden Inside the Walls

Throughout my career, I have repeatedly seen buildings where routine maintenance turned into a
full-scale renovation. Cleaning or replacing parts of the drainage system, servicing rainwater

infrastructure, accessing water supply and sewage lines, or working on ventilation and climate-
control equipment often required opening walls, dismantling ceilings and removing completed
interior finishes. What should have been a standard service procedure became an expensive
construction project instead.

When buying an apartment, defects like these are almost impossible to detect. A buyer cannot
see whether service hatches have been incorporated into the design, how easily engineering
systems can be accessed, or whether a single component can be replaced without damaging the
finished interior. All of this remains hidden behind the walls and therefore rarely influences a
buyer's first impression.

And yet these are precisely the decisions that determine how much time, money and stress a
building will demand over the decades to come.

Years later, homeowners rarely regret that their living room turned out to be a few square metres
smaller or that there was no room for one more wardrobe in the bedroom. What they do
remember is having to open freshly renovated walls simply to replace a piece of equipment. And
almost every time, the same question arises:

Why wasn't this considered from the very beginning?

Perhaps this is where the line is drawn between a building designed to sell and one designed to
last. In the first case, the priority is how impressive it looks on the day of purchase. In the
second, the real question is what it will be like ten, twenty or even thirty years later.

A good engineer thinks far beyond today's installation. They imagine the person who will be
maintaining that system many years from now. Will a technician be able to access the drainage
system, stormwater infrastructure, plumbing, ventilation and climate-control equipment quickly
and easily? Will it be possible to replace a single component without damaging the interior? Will
the building be ready to accommodate new technologies as they become available?

Most buyers never ask these questions—not because they are unimportant, but because the
answers simply cannot be discovered during the viewing of a completed apartment.

A Home Designed for the Long Term

When designing Zen Gardens, we paid attention not only to the performance of every
engineering system, but also to how those systems could be maintained and upgraded in the
future. Convenient access has been provided to the key elements of the water supply, drainage,
ventilation, climate-control and other engineering systems, ensuring that routine maintenance,
repairs or future upgrades can be carried out without opening walls, dismantling ceilings or
rebuilding interior finishes.

For a buyer, this decision is almost invisible. It cannot be showcased in a striking rendering or
turned into the headline selling point during a short apartment viewing.

Years later, however, the difference becomes obvious. Routine maintenance takes hours instead
of turning into weeks of renovation. Replacing equipment does not require rebuilding the interior
from scratch. The building can gradually adapt to new technologies without destroying what has
already been created.

A beautiful façade eventually becomes familiar. Even the most impressive entrance lobby will
one day stop attracting attention. Thoughtfully designed engineering, however, continues to save
its owners time, money and unnecessary stress—quietly, year after year.

The true quality of a home is not tested on the day you buy it.

It is tested twenty years later.
