Over more than twenty years of working in construction, I have noticed one pattern. The most important characteristics of a home usually cannot be seen at the moment of purchase. It sounds strange. After all, before buying we carefully study floor plans, evaluate the location, look at the quality of finishes and the view from the window.
But most of the factors that later determine the comfort of everyday life remain hidden. Moreover, many of them become noticeable only several years after moving in. This is why some apartments begin to please their owners more and more over time, while others gradually turn into a source of constant irritation, even though on the day of purchase they seemed almost identical.

What We See and What We Will Have to Live With

When a person comes to view an apartment, they have only a few minutes to make a visual assessment of an object that may determine the quality of their life for many years ahead. In that time, it is impossible to see the future noise level, the air quality, the efficiency of the ventilation, the thermal comfort in winter and summer, or how convenient it will be to live here every day.
The most surprising thing is that these invisible characteristics often turn out to be much more important than the ones that make an impression during the first viewing. The paradox is that many people make one of the most important decisions of their lives while having an extremely limited ability to assess what will truly affect their everyday comfort and health.

Why We Rarely Pay Attention to the Things That Really Matter

I think the reason is quite simple. People are built in such a way that we are best at evaluating what we can see immediately. A beautiful facade is noticeable instantly. A panoramic window makes an impression within the first seconds. A sea view creates emotion even before you cross the threshold of the apartment.
But good sound insulation is almost invisible. Properly organized ventilation does not draw attention to itself. High-quality daylight exposure rarely becomes a topic of discussion during a property viewing. Yet these are precisely the things that influence everyday life much more strongly than most decorative solutions.

Over Twenty Years in Construction, My View of Good Homes Has Changed

At the beginning of my career, like many people, I paid attention primarily to what could be seen right away. But over time I began to notice an interesting pattern. Several years after moving in, people almost stop talking about facades. They rarely discuss the shape of balconies or the color of decorative plaster.
Instead, they very often talk about how comfortable it is to live there. About whether they sleep well. Whether the apartment is quiet. Whether the home is comfortable in summer. Whether they enjoy spending time in the courtyard. Whether they want to come home in the evening.
That was when I realized that good homes differ from mediocre ones not at all by the characteristics that are usually used in advertising.

The True Quality of Real Estate Reveals Itself Over Time

Something interesting happens with good wine. Its quality cannot be fully assessed at the moment of purchase — it reveals itself gradually. I think something similar happens with good real estate.
The true quality of a home becomes noticeable only years later, when the first excitement of the purchase has passed, the renovation is finished, and life has settled into its familiar rhythm. It is then that it becomes clear whether this home helps you live more comfortably or, on the contrary, creates small everyday problems that gradually accumulate.

The Question I Would Advise Asking More Often

If today I had to choose an apartment for my own family, I would first try to understand not how impressive the property looks on the day of the viewing.
I would be much more interested in something else. Which characteristics of this home will remain important in ten years? What will affect my sleep? The level of noise? The quality of the air? The comfort of everyday life?
Because these are the things that ultimately form what we usually call quality of life. And it is precisely these things that are most often invisible at the moment of purchase.
When we were working on the concept of Zen Gardens, we devoted a lot of time to exactly these kinds of solutions. Not because they are easier to sell. Quite the opposite — most of them cannot be shown on a beautiful render.
But over the years I have come to the conclusion that the most important investments in a residential project often remain unnoticed. Until the moment a person begins to live in that home.
Why Good Sleep Can Be Worth More Than a Sea View
Perhaps this is why today I consider the most expensive real estate not to be the one that costs a lot. The most expensive real estate is the one that makes a person pay for invisible mistakes made at the design stage for years to come.

When we began working on the concept of Zen Gardens, we talked a great deal about layouts, engineering and infrastructure. But at a certain moment, the conversation became completely different. We began asking ourselves: “What should a home look like if a person is going to feel good living there not for one week of holiday, but for the next twenty years?”
This question ultimately determined most of the decisions in the project. From air quality and sound insulation to public spaces, the garden, and areas for sport and relaxation.
