Why Silence Has Become the Main Scarcity of the Modern World

Recently, I caught myself thinking about one simple thing.
Over the past hundred years, humanity has learned to solve a great many problems. We have begun to live longer, move between countries faster, receive information instantly from anywhere in the world, and stay in touch with people on the other side of the planet.
But there is one thing that is becoming increasingly rare in our lives.
Silence.
And the longer I live, the more strongly I believe that today it is one of the scarcest resources.
The most interesting thing is that most people notice the lack of it only when they accidentally find themselves in a truly quiet place. For example, high in the mountains, by the sea early in the morning, or in a home where nothing is making noise.
It is precisely then that you understand how rarely we encounter real silence in everyday life.

We Have Lived in Noise for So Long That We Have Stopped Noticing It

Human beings adapt to their environment surprisingly quickly.
That is why, after some time, residents of large cities stop hearing the roads outside their windows, stop noticing running air conditioners, the noise of elevators, ventilation systems, or the constant background sound of the city.
The brain learns to ignore these signals.
But the problem is that ignoring something and not reacting to it are not the same thing.
We may stop consciously noticing noise, but our nervous system continues to perceive it.
Perhaps this is exactly why many people experience constant fatigue without even understanding its real causes.

Noise Used to Be an Event. Today, Silence Has Become an Event

Just a hundred years ago, a person spent most of their time in a relatively calm acoustic environment.
Today, the situation has changed radically.
Phones, notifications, cars, music in public places, televisions, construction work, neighbours’ conversations, and the endless flow of information accompany us almost constantly.
As a result, many people are almost never in complete silence.
That is why a walk through the forest, a morning on an empty beach, or an evening in a quiet courtyard begin to feel like something special.
Although not so long ago, this was an ordinary part of human life.

What I Began to Notice in Good Residential Projects

Over the years I have worked in construction, I have noticed an interesting pattern.
People rarely say:
— I like this house because it is quiet here.
Usually they name other reasons. Beautiful architecture, a convenient layout, a good location, or the view from the window.
But after several years of living there, it turns out that silence is exactly what they begin to value most.
It is no coincidence that the happiest residents of residential complexes often use similar phrases:
“It is peaceful here.”
“I sleep well here.”
“It is easy to rest here.”
At first glance, these are different things.
But most often, behind them lies the same feeling — the absence of constant acoustic tension.
That is why, over time, I came to an unexpected conclusion.
Silence does not happen by accident.
It is almost always the result of dozens of decisions made at the design stage of a building.
And this conclusion strongly influenced the way we conceived Zen Gardens.

How We Designed Silence in Zen Gardens

Silence does not appear by itself.
It cannot be added to a project at the last moment.
It has to be built into the project at the design stage.
That is why, in Zen Gardens, we treated acoustic comfort not as an additional option, but as one of the basic elements of quality of life.
To achieve this, we used several solutions at once.
A full sound insulation system is provided between apartments and floors. The wall and floor structures are designed to limit the transmission of sound between neighbouring spaces as much as possible. Thanks to this, residents feel more as if they are living in a separate house than in a typical apartment complex.
The logic of the layouts themselves is no less important. Even the highest-quality materials cannot fully compensate for design mistakes. That is why we tried to minimise contact between rest areas and potentially noisy rooms in neighbouring apartments.
Special attention was paid to impact noise — one of the most common sources of everyday discomfort. To reduce it, special underlays are used that absorb vibrations and significantly reduce the sound of footsteps and moving furniture.
In addition, acoustic materials are used in partitions and finishing structures to further reduce the spread of sound inside the building.
Most of these solutions cannot be seen when viewing an apartment.
But it is exactly such details that most often determine how comfortable a person will be living here in five, ten, or fifteen years.
The Most Expensive Real Estate Is the Kind That Quietly Takes Years of Your Life

The Question I Began Asking Myself More Often

With age, my ideas about good housing have changed a great deal.
Today, I am much less impressed by expensive façades or striking architectural solutions.
I am much more interested in something else.
Will a person be able to truly rest in this place?
Will they be able to recover after a working day?
Will they feel comfortable spending years of their life here?
Because a good home is not only walls, engineering, and layouts.
A good home is an environment that helps a person feel calmer.
And silence is one of the most important parts of such an environment.
One Question from Real Estate Buyers Has Always Surprised Me
When we were working on the concept of Zen Gardens, we thought a great deal about what a residential complex should be like ten or twenty years after construction is completed.
Not on the day of sale.
Not in beautiful renders.
But on an ordinary Tuesday evening, when a person comes home after a full and demanding day.
That is precisely when it becomes clear how important the things are that are almost impossible to show in an advertising brochure.
One of them is silence.
Because in a world where there is more and more of everything, it is silence that is gradually becoming the scarcest resource.

Why Zen Gardens Appeared

When we began working on the concept of Zen Gardens, we talked a great deal about layouts, engineering and infrastructure. But at a certain moment, the conversation became completely different. We began asking ourselves: “What should a home look like if a person is going to feel good living there not for one week of holiday, but for the next twenty years?”
This question ultimately determined most of the decisions in the project. From air quality and sound insulation to public spaces, the garden, and areas for sport and relaxation.
We are convinced that a good home is not the one that makes an impression on the day of purchase. A good home is the one that continues to take care of you years later. Because after several years, most people stop noticing the distance to the sea, but they continue to notice the quality of their life, their level of health and their energy every single day.
